Malaysia Leads Asia’s Real Estate Triumphs at 20th PropertyGuru Asia Property Awards Grand Final

The 20th PropertyGuru Asia Property Awards Grand Final in Bangkok celebrated Asia’s top developers and developments, with Malaysia emerging as the top-performing country. Winners were recognized for excellence in design, sustainability, and innovation across residential, commercial, and township projects.


THAILAND, 19 DECEMBER 2025 – The 20th edition of the PropertyGuru Asia Property Awards culminated in a grand celebration at The Athenee Hotel, Bangkok, honouring outstanding real estate achievements across Asia. Following a year-long journey across 13 property markets, the Grand Final recognised developers, developments, and designs setting new benchmarks in the region.

Henderson Land Development Company Limited of Hong Kong took home the prestigious Best Developer (Asia) award, while its ultra-luxurious joint venture project, The Legacy – 8 Castle Road, also achieved top honours in development and design categories. Macau’s One Central Macau Revamp by Hongkong Land Group and Shun Tak Development Limited was among other notable winners from the Chinese special administrative regions.

Malaysia emerged as the top-performing country with 17 Best in Asia titles. JLand Group won Best Industrial Developer (Asia) for its Bandar Dato’ Onn township, while MTD Properties and Faire Development were named Best Affordable Residential Developer (Asia) and Best Breakthrough Developer (Asia), respectively. Additional Malaysian winners included Armani Group, Astaka Kimlun, City Motors Group, Exal Malaysia, Gunung Impian Development, IIB Land, Malton Berhad, PKNS, Platinum Victory, R&F Development, Sime Darby Property, and TRX City.

Indonesia followed closely with 15 wins, led by Paramount Land for Best Township Developer (Asia) and Sinar Mas Land for its townships BSD City and Grand Wisata. PT. Putragaya Wahana earned Best Commercial Developer (Asia) with its Thamrin Nine superblock. Vietnam developers collected 14 awards, with CapitaLand Development Vietnam recognised as Best Sustainable Developer (Asia) and Gamuda Land Vietnam named Best Community Developer (Asia).

Singapore achieved 11 awards, including Best Residential Developer (Asia) for UOL Group Limited, while the Philippines secured 10 titles, highlighted by Robinsons Land’s four wins, including Best Luxury Developer (Asia). Thailand developers earned seven wins, including Reignwood Group for Best Luxury Mega Township Development (Asia). Notable international winners included Eterno Property Group (Australia), Jean Yip Developments (Japan), Home Lands Group (Sri Lanka), and Chedi Hospitality (UAE).

Jules Kay, General Manager of PropertyGuru Asia Property Awards and Events, commented that this edition reflected the industry’s resilience and showcased projects designed for long-term value, sustainability, and urban enrichment. Thien Duong, Chairperson of the Grand Final Jury, praised winners for delivering people-centric, future-proofed developments across Asia.

The awards were judged by leading real estate experts from across the region and overseen by HLB International Real Estate Group to maintain integrity.
